The City of Vernon has taken significant strides towards meeting its housing needs, as demonstrated by the recent progress update presented by senior planner Caitlyn Wiltsie. As part of a provincial mandate to construct nearly 1,850 housing units by 2030, Vernon has successfully recorded 258 net new housing units within just six months of reporting. This achievement marks an impressive 93 percent of the first-year target.

Key Achievements in Housing Development

According to Wiltsie, this early success can be attributed to three major multi-family development projects, which accounted for over half of the completed units. One notable project is the purpose-built rental apartment building at 3910 Alexis Park Drive featuring 84 one- and two-bedroom units. Additionally, the city approved a total of 345 new housing units through various permits during the same period, indicating a robust approach to increasing housing supply.

Strategic Measures for Future Housing Supply

Vernon’s approach does not stop with housing unit development. The city has proactively updated its Official Community Plan to enhance residential density and foster collaboration with home builders. Other innovative measures include the development of an interactive web map to enhance accessibility to land use regulations and the application for funding to streamline development processes.

Council member Brian Guy praised the report for highlighting a diverse mix of sizes, tenures, and affordability rates within the housing starts, emphasizing that the city is indeed on the right track towards fulfilling its mandated targets.

Challenges Ahead

While the report is encouraging, Wiltsie did caution that upcoming challenges could hinder future progress. Recent changes to the Provincial Community Housing Fund, including funding cancellations for ongoing affordable housing projects, pose a potential risk to the city’s ability to sustain its development efforts. Continued monitoring and annual reporting will be crucial as Vernon navigates these uncertainties over the next four years.
